1. Scope
This policy applies to information collected through the website, rental inquiries, applications, uploaded documents, payment references, owner communications, and related services. PayPal, Square, screening providers, Google Analytics, Google AdSense, and other third parties maintain separate privacy policies.
2. Information provided by applicants
We may collect names, contact information, current address, move-in date, household and occupant details, pet information, employment, income, rental history, references, application responses, consent records, messages, and uploaded documents. The general application form does not request a Social Security number or complete bank-account number.
3. Automatically collected information
Security and operational data may include IP-address hashes, browser and device information, timestamps, requested pages, error logs, session records, privacy choices, advertising-delivery information, and anti-fraud signals. Google Analytics is active by default on public pages to measure visits and general interaction unless the visitor has selected Reject analytics on that browser.
4. Screening and verification
With authorization and where implemented, the operator or an authorized provider may obtain identity, credit, eviction, rental-history, income, employment, or lawful background information. Consumer-report providers control their own files and correction procedures.
5. Uses of information
Information is used to respond to inquiries, manage listings, evaluate applications, verify qualifications, prevent fraud, process and reconcile payments, communicate decisions, administer leases, maintain records, protect people and property, comply with law, improve website reliability, and support advertising on eligible public content pages.
6. Disclosures
Information may be disclosed to payment processors, authorized screening and verification providers, hosting and database vendors, email and security services, advertising and analytics providers, property managers, associations, insurers, professional advisers, auditors, courts, regulators, law enforcement, or other parties when reasonably necessary and legally permitted.
7. Advertising and no sale of applicant records
The operator does not sell rental-application records for money. Google AdSense may serve advertising on eligible public browsing and content pages. Admin pages, application forms, payment pages, applicant-status pages, API routes, and legal pages are excluded from the site integration. Google and its partners may use cookies or similar technologies for ad delivery, measurement, frequency control, fraud prevention, and personalization where permitted and configured. The Google Analytics integration separately disables advertising storage, advertising user data, advertising personalization, Google signals, and advertising-personalization signals.
8. Payments
Complete card information is entered directly with PayPal or Square and is not stored in the website database. The website may retain processor name, transaction identifier, amount, status, timestamp, and limited reconciliation data.
9. Cookies, analytics, and advertising
Essential browser storage supports security, owner authentication, session management, and privacy preferences. Analytics begins on public pages unless the browser previously selected Reject analytics. Selecting Reject analytics stores an opt-out preference, updates Google Analytics consent to denied, activates the measurement-specific Google Analytics disable flag, removes accessible first-party Analytics cookies, and prevents future application page-view events. AdSense and advertising choices are governed separately through Google-provided privacy messaging and controls where required. Closing the site analytics notice without rejecting keeps Analytics active. Visitors can reopen Cookie settings from the footer and change their analytics choice.
10. Documents and sensitive information
Upload only documents reasonably necessary for rental processing. Do not upload Social Security cards, full bank-account numbers, complete card numbers, medical records, or unrelated sensitive information.
11. Retention and security
Records are retained as reasonably necessary for rental decisions, fair-housing and consumer-reporting documentation, transactions, legal compliance, disputes, and fraud prevention. Safeguards include HTTPS, restricted owner access, secure cookies, password hashing, database controls, backups, and vendor protections. No system can guarantee absolute security.
12. Privacy requests, changes, and contact
You may request access, correction, deletion, or a copy of certain information where applicable. Identity verification may be required, and records may be retained when required for law, transactions, fair-housing documentation, fraud prevention, or disputes.
