1. Acceptance
By accessing this website, submitting an inquiry or application, uploading documents, or making a payment, you agree to these Terms of Use and all property-specific disclosures shown during the transaction. If you do not agree, do not use the website.
2. Website purpose
The website advertises rental properties owned, managed, or lawfully controlled by the operator and provides inquiry, application, screening-disclosure, document-upload, payment, electronic-consent, and status tools.
3. Listings and availability
A listing is an invitation to inquire or apply, not a binding offer, reservation, or lease. Availability, rent, deposits, fees, utilities, concessions, amenities, occupancy limits, and move-in dates may change before a lease is signed, subject to applicable law.
4. No guarantee of approval
Submitting an application, paying a fee, requesting a tour, or receiving an approval message does not reserve a property, guarantee selection, or create a tenancy. A tenancy exists only after a written lease is fully executed and all stated move-in conditions are satisfied.
5. Applicant accuracy
Applicants must provide complete, accurate, current, and lawful information. Documents and payment methods must be authentic and authorized. Fraud, identity misuse, altered documents, or material omissions may result in denial, withdrawal of approval, reporting, collection, or legal action where permitted.
6. Screening and selection
Property-specific qualification criteria are provided before application submission and payment. Screening may include lawful identity, income, employment, rental-history, eviction, credit, reference, occupancy, pet, and background information. Criteria are applied consistently subject to fair-housing and consumer-reporting laws.
7. Application fees
An application fee compensates the operator for disclosed intake, verification, administrative review, screening, and communication work. It is not rent, a security deposit, a reservation fee, or a guarantee of approval. Unless law or the property disclosure requires otherwise, it becomes nonrefundable when processing begins. The operator does not sell application queue position or guaranteed priority.
8. Deposits, rent, and other payments
Holding deposits, security deposits, rent, pet charges, association charges, and other payments are governed by the applicable checkout disclosure, receipt, lease, deposit agreement, and law. Do not pay unless you understand the amount, purpose, refund treatment, and conditions.
9. Payment processors
PayPal and Square may process payments. Their terms, privacy notices, dispute procedures, and account rules apply independently. The website does not store complete card numbers. A transaction is complete only after processor confirmation and website reconciliation.
10. Electronic communications
When electronic consent is provided, you agree to receive disclosures, receipts, notices, requests for information, decisions, and related records electronically. You are responsible for maintaining a working email address and checking spam folders.
11. Acceptable use
You may not interfere with the site, probe security, automate abusive submissions, upload malware, impersonate another person, scrape personal data, submit unnecessary sensitive information, use stolen payment credentials, or use the website for unlawful, discriminatory, deceptive, or fraudulent activity.
12. Intellectual property and third parties
The website design, software, branding, and original content are protected by law. Property photographs must be owned or licensed by the operator. Third-party maps, analytics, screening, email, document, and payment services are governed by their own terms and policies.
13. Service availability
The operator may maintain, modify, suspend, or discontinue website features, correct errors, update listings, and reject unsupported or unlawful transactions. Uninterrupted or error-free access is not guaranteed.
14. Disclaimers and liability
To the maximum extent permitted by law, the website is provided as-is and as-available. The operator is not liable for indirect, incidental, special, consequential, exemplary, or punitive damages arising from website use, lost communications, or third-party services. Rights and liabilities that cannot legally be excluded remain unaffected.
15. Governing documents, changes, and contact
A signed lease, property-specific disclosure, payment disclosure, or mandatory law controls over inconsistent general website language. If a provision is unenforceable, the remaining provisions remain effective. These terms may be updated prospectively by posting a revised effective date.
